Smart Building Platform and Wireless IoT Sensors for the UAE and GCC

MachineSens IoT builds BuildOT One, a smart building platform, and the wireless LoRaWAN sensors that feed it. They add energy management, indoor air quality monitoring and smart climate control to existing buildings without rewiring. A typical building goes live in about 30 days.

AiroCheck air quality sensors, ThermoSense thermostats and Energy Eye meters send data over LoRaWAN through an Edge gateway to the BuildOT One platform.

Wireless IoT sensors built for Gulf buildings

Our IoT sensors run on LoRaWAN EU868 and NRF, mount in minutes and send data straight to BuildOT One. That makes a wireless BMS practical in occupied buildings, from a single school to a whole community.

From first sensor to live dashboard in about 30 days

A wireless retrofit avoids most of the cabling, ceiling work and downtime of a wired project. That is why it typically costs 30 to 40% less than traditional wired BMS vendors.

  1. Install wireless sensors

Sensors, meters and thermostats mount on walls, ceilings and DIN rails with no new data cabling and little disruption to occupants.

  2. Connect to BuildOT One

Gateways send data to the cloud over LoRaWAN, and your existing BMS points join over BACnet, Modbus or MQTT through Data Integration.

  3. Act on what you see

Dashboards, alerts, automation rules and CAFM work orders turn readings into action, with every alert sent through the Notification Center.

Cooling can be about 70% of peak electricity load in Gulf buildings (PwC Strategy&), so energy management and smart climate control usually come first.

Works with the systems you already have

Keep your current building management system. BuildOT One reads its points, adds wireless data where the BMS cannot reach and sends results back where needed, all through Data Integration.

BuildOT One supports data collection for Estidama, Dubai Green Building Regulations, WELL and LEED, so your sustainability reporting starts from measured data.

  • BACnetIP and MS/TP
  • ModbusRTU and TCP
  • MQTTBroker and client
  • LoRaWANEU868
  • NRFShort range
  • REST APIOpen data access
BuildOT One Create Point Mapping form with mapping name, device type and protocol fields above a point bindings table for source addresses and target attributes.
Map BACnet, Modbus and MQTT points to one data model, then use them in every module.

Why building owners choose MachineSens IoT

We design the sensors, the gateways and the software, so one team owns the result from installation to insight.

  • Wireless first

LoRaWAN and NRF sensors retrofit occupied buildings without rewiring. A typical building goes live in about 30 days.

  • Lower project cost

Typically 30 to 40% less than traditional wired BMS vendors, because there is far less cabling and labour.

  • One platform, end to end

Sixteen BuildOT One modules cover energy, comfort, air quality, CAFM, digital twin and ESG.

  • Local and hands on

Our engineers are based in Dubai Silicon Oasis and support projects across the UAE and the wider GCC.

MachineSens IoT was founded by Dr. Alaa Ahmad, who holds a PhD in Digital Transformation from the University of Sharjah, brings 21+ years in building automation and facilities management, and has published 20+ research papers on smart buildings and FM.

Questions about smart buildings in the UAE

Need a straight answer for your building? Our engineers will walk you through it.

What does MachineSens IoT do?

MachineSens IoT is a Dubai smart building company. It makes wireless LoRaWAN and NRF IoT sensors and BuildOT One, a cloud platform with 16 modules for energy management, indoor air quality monitoring, smart climate control, CAFM, digital twin and ESG data.

Can BuildOT One work with our existing building management system?

Yes. BuildOT One connects to existing BMS and controllers over BACnet, Modbus, MQTT and APIs through Data Integration, and adds wireless sensors where the BMS has no coverage. At Higher Colleges of Technology, IAQ data from 59 buildings is sent to the BMS over BACnet.

How long does a wireless BMS retrofit take?

A typical building goes live in about 30 days. Wireless sensors and meters mount without new data cabling, so most work happens while the building stays open. See AirBMS for wireless monitoring and control.

How much does a wireless BMS cost compared to a wired one?

Projects are typically 30 to 40% less than traditional wired BMS vendors, mainly because wireless installation avoids most cabling and labour. At a beachfront hotel in Ajman, wireless metering cost about 30% less than an RS485 retrofit.

Which wireless technology do your IoT sensors use?

Our sensors use LoRaWAN on the EU868 band for long range coverage through floors and walls, and NRF for short range devices. Gateways forward the data to BuildOT One or to your BMS.

Does BuildOT One help with Estidama, LEED or WELL?

BuildOT One supports data collection for Estidama, Dubai Green Building Regulations, WELL and LEED. It gathers measured energy, water and indoor air quality data in Sustainability and ESG so your team can report from real readings.
