Dubai Holding Asset Management needed one view of energy, water and air quality across 39 communities and 300+ retail and residential buildings. MachineSens IoT is deploying LoRaWAN energy, water and BTU meters and IAQ sensors that feed a cloud ESG monitoring platform. Wireless installation avoids new cabling, and sustainability data sits in one dashboard.

- Wireless LoRaWAN network with no new cabling
- Rollout ongoing and ready to extend to more buildings
1. Client
Dubai Holding Asset Management manages a large UAE portfolio of retail and residential property. It is running an ESG programme to improve sustainability and operational efficiency across 39 communities and 300+ buildings.
2. Challenge
- No central, real-time view of electricity, water and thermal (BTU) consumption.
- No automated monitoring of CO2, PM2.5, PM10, TVOC and ozone in homes and shops.
- Wired metering was not feasible because of infrastructure limits and cost.
- Sustainability data had to be gathered and reported in one cloud platform.
3. Solution
- Devices: wireless energy, water and BTU meters, plus IAQ sensors for temperature, humidity, CO2, TVOC, PM2.5, PM10 and ozone.
- Network: LoRaWAN EU868 gateways give long-range, low-power coverage across buildings.
- Platform: BuildOT One brings every reading into one dashboard, with the Sustainability and ESG module for reporting and analytics. IAQ alerts follow WELL v2 limits.
4. Deployment
Sensors and meters are wireless, so no cable runs are needed in occupied buildings. The portfolio rollout is in progress.
5. What did ESG monitoring deliver so far?
- One ESG dashboard covers energy, water, BTU and air quality across the portfolio.
- Automated wireless readings replace manual data collection.
- Alerts and reports flag deviations from air quality limits.
- The same network and platform can extend to further buildings and communities.
Products and modules used
- Indoor air quality sensors
- Energy and water meters
- LoRaWAN gateways
- BuildOT One modules: Sustainability and ESG, Energy and Utilities, Air Quality and Wellbeing

Frequently asked questions
What did MachineSens IoT deploy for Dubai Holding Asset Management?
Wireless LoRaWAN energy, water and BTU meters, IAQ sensors, LoRaWAN gateways and the BuildOT One cloud platform for ESG monitoring.
Why was wireless used instead of wired metering?
Wired systems were not feasible because of infrastructure limits and cost across a large portfolio. LoRaWAN removes cabling and scales to new buildings.
Which air quality parameters are monitored?
Temperature, humidity, CO2, TVOC, PM2.5, PM10 and ozone, with alerts based on WELL v2 limits.
